The final and completed sale depends on negotiating a contract with the seller, not just making an offer. Maybe you will find one home and maybe two or more. Either way we will assess each candidate property on its merits. In the supply / demand market place, how scarce a commodity is the property? Is this a ‘must have’ property or are there several candidates that are all good
for you to buy? It is Chris’s job to understand any draw backs the house has in the real market place and keep these in mind for leverage in negotiations for the home. If you anticipate any renovation or repair work, Chris will help evaluate how these might affect the ‘price’ picture, for buying now and for reselling later.
It is Chris's job as your true fiduciary agent to learn what he can about a seller that may lead them to accept a lower offer. Situations such as financial difficulties, divorce, or the need to move by a certain date. We will know from our data files the entire price and tax history of the home, all title transfers, how long it has been on the market, comparable sales, etc.
Chris as your Buyer's Agent will fill out the contract with all legal requirements.We will use the contracts from the COLLIER and LEE county Boards of Realtors. These have been written by Real Estate attorneys and are current and fair. Each contract has contingency add-ons to cover all possibilities. We will very carefully discuss in advance the parts of the contracts.
We must choose how much earnest money deposit to make, when the inspection periods expire, when the loan commitment is due, who will be responsible for legal title work, when title will transfer.These become legal commitments and are important. We must not commit to schedules and amounts of money we can not meet.
